Mortgage Pressure — Early Stage Review
This is not the 30-60 day foreclosure countdown page. This is for owners who are still current — or only recently behind — and want to understand their options before the pressure becomes urgent. RREX does not purchase properties and has no financial stake in which path you choose.
If a foreclosure or auction date is already scheduled, visit the 30-60 Days From Foreclosure page or call Stacey immediately.
Mortgage balance, interest rate, monthly payment, number of missed payments (if any), property tax status, estimated property value. You cannot evaluate options without the full financial picture.
Before assuming the worst, ask whether a modification, forbearance, repayment plan, or other loss-mitigation option is available. The lender may have programs — but you have to ask early.
Is this a temporary hardship or a permanent mismatch? If you can afford the payment again in 3-6 months, keeping may be possible. If the property is permanently unaffordable, selling before the mortgage goes deeply delinquent preserves more options.
Traditional sale with an agent, cash sale, subject-to existing mortgage, lease option, short sale discussion with the lender, or deed-in-lieu. Time is your negotiating leverage — don't wait until the auction date is weeks away.
Housing counselor (HUD-approved), real estate agent, real estate attorney, CPA for tax implications. RREX helps identify which professional types are needed and coordinates introductions. RREX does not purchase properties and does not provide legal, tax, or financial advice.
No. The best time to review options is while the mortgage is still current. Once payments are missed, options narrow. Late fees accumulate. Credit damage begins. The lender's willingness to negotiate may decrease. Start the review now.
Your low-rate mortgage may be an asset, not just a burden. In some situations, a subject-to sale may allow a buyer to take over payments on the existing loan. This requires careful review with qualified professionals. See the Subject-To page for more detail.
If you have equity and the payment is permanently unaffordable, selling on your own timeline — rather than under foreclosure pressure — preserves more value, more options, and more control. A real estate agent or private sale may both be on the table. RREX reviews both paths neutrally.
No. RREX is not a lender, mortgage servicer, or financial assistance program. We do not offer loans, modifications, or direct financial help. We organize property facts, explain options, and route toward the correct licensed professionals.
